Project Overview
For more than 50 years, T&F has delivered off-site manufacturing (OSM) solutions from Paisley, supporting projects across Scotland, including some of the country’s most remote mainland locations and over 50 islands. While the industry now refers to this approach as Off-site Manufacturing, prefabrication has been a core part of T&F’s delivery model since 1972.
Building on this heritage, T&F has recently completed a major investment in a new state-of-the-art OSM facility in Paisley, creating a platform for future growth in the data centre, healthcare and critical infrastructure sectors.
The Investment
The upgraded facility has been designed to increase manufacturing capacity, improve productivity and support the delivery of larger and more complex modular assemblies.

Expanding into Europe
The facility’s first major success has already been secured through T&F’s parent company, Suir Engineering.
T&F has been appointed to manufacture and install CHW (Chilled Water) and LTHW (Low Temperature Hot Water) modules for a major data centre development in Frankfurt. The project represents T&F’s first European OSM project and marks an important milestone in the company’s continued growth.
By leveraging the capabilities of the new Paisley facility, T&F will deliver fully assembled and tested modules for transportation to site, supporting programme efficiency, quality control and installation productivity.
