Project Overview
Hawthornden Castle is a 15th-century historic castle with 17th-century additions, perched above the River North Esk near Roslin. Since 1982, it has operated as a writers’ retreat, hosting renowned authors including Charles Dickens, Alasdair Gray, and Ian Rankin. Beneath the castle lie ancient caves that predate the building itself, adding to the site’s heritage significance.
A major upgrade and safety improvement project was undertaken to modernise fire safety, enhance energy efficiency, and improve facilities, all while preserving the historic character of the castle.

Taylor and Fraser were appointed as principal contractor to deliver the complete renewal of mechanical and electrical services. We installed a photovoltaic array in the walled garden, coupled with dual air source heat pumps, supplying energy to a new inverter building. From there, electricity was distributed to the castle and library, while thermal energy from the heat pumps was routed through the grounds into an adjacent plant building.
To support modern fire safety systems, Taylor and Fraser also installed a 450-metre underground water main, using Moling and directional drilling techniques to minimise disruption to the historic landscape and protected trees. This approach allowed us to preserve the castle grounds while installing essential infrastructure, ensuring the solution was both sensitive and future-proofed.
Key Challenges
Working on a Category A listed building presented significant challenges.
The castle’s split-level floor layouts, combined with the sensitivity required around historic fabric, demanded careful planning and precision. The team had to integrate modern energy, fire, and mechanical systems without compromising the aesthetics or heritage of the building.

Our focus on quality assurance and right-first-time delivery minimised rework, while careful programme management ensured the project was delivered on time and within budget. By combining technical expertise with heritage respect, we were able to execute complex infrastructure upgrades while maintaining the castle’s character and functionality.
The Outcome
The upgrade delivered a reliable water supply for fire safety systems, modern energy solutions, and fully renewed M&E services, all seamlessly integrated into the historic estate. The project was completed on schedule and budget, enhancing the safety, sustainability, and longevity of Hawthornden Castle.
